Benefits of fractional ownership include:

·         True ownership of the property giving the owner the right to give away his time, rent it or pass it on to heirs.

·         Home ownership in one of the most desirable vacation spots in Central America with a management team taking care of repairs, cleaning and administration of your home.

·         If your schedule does not permit getting away for extended periods of time, sharing a home with seven other owners makes sense.

·         No pets or smoking inside the home allows us to keep you house in pristine condition.  Smoking is allowed on the pool deck.

Structure/Terms

·         Each member has a one eighth ownership in the proprerty and is assigned six weeks per year on a published rotating basis.  For example, an owner that has the Thanksgiving week will be rotated to another week during that time period for the next year.

FAQ

·         How do you own property in Mexico?  Property is owned through a bank-held trust, called a “Fideicomiso” with you and others that you choose as beneficiaries, much like a living trust in the U.S.  Not only is this an excellent estate-planning tool, but it also enables you to rent, bequeath, sell or loan your residence however you choose.

·         What is the length of this trust?  The initial trust is granted for 50 years with renewable rights in perpetuity.  As a fractional owner of Casa Ballena in Punta Ballena, you become a deeded beneficiary of the trust, and your ownership interst is fully transferable.

Pricing

·         Casa Ballena is priced at $450,000 per membership with eight memberships.  Dues are $16,000 per year subject to annual review by the Owner’s Committee.  The dues cover maintenance, cleaning, paying of bills, pool and landscape care, utilities and taxes.   Any special services such as concierge service are at each owner’s expense.
